Shingle roofs should never be pressure washed. The pressure strips protective granules, shortens the life of the roof, and voids most manufacturer warranties. What look like harmless streaks are actually a living algae, and rinsing alone does not touch it.
Soft washing uses a properly diluted cleaning solution to kill the algae, lichen, and moss at the source. We saturate landscaping first, apply the solution at low pressure, let it dwell, and rinse everything down. The staining releases without ever putting mechanical pressure on the shingles.
Results are usually visible right away, and continue to improve over the next several rain cycles as the treated organisms wash off completely.
Common questions
No. High pressure strips granules from asphalt shingles and voids most manufacturer warranties. We use a soft-wash process that lets the cleaning solution do the work.
Almost always gloeocapsa magma, a hardy roof algae that feeds on the limestone filler in asphalt shingles. It looks like dirt but it is a living organism, which is why simply rinsing does nothing.
A properly soft-washed roof typically stays clean for several years. Trees, shade, and humidity all affect how quickly algae returns.
Not when it is handled correctly. We saturate landscaping before and after, control runoff, and rinse thoroughly. Gutters, downspouts, and painted surfaces are protected as part of the process.
Asphalt shingles are the most common by far and what we recommend soft washing for. For metal, tile, cedar shake, or slate roofs, contact us and we will let you know honestly whether we are the right fit.
