How we treat rust, oil, and set-in staining

Rust and oil do not come out with a pressure washer. They need the right product, dwell time, and technique for the type of stain and the age of the concrete. We use rust-specific removers for iron staining and oil-pulling products for petroleum-based stains.

Some stains lift completely. Others lighten several shades. A stain that has been on the concrete for years may improve without ever fully disappearing. We look at the job first and tell you what is realistic before you spend anything.

In many cases, treating rust or oil spots and then cleaning the rest of the concrete at the same time gives the best overall result. If that makes sense for your job, we will let you know.

Common questions

Will the stain come out completely?

Sometimes yes, sometimes it lightens significantly, and sometimes it stays. Age, depth, and what caused the stain all matter. We look at it first and tell you honestly what to expect before you commit.

What causes rust stains on concrete?

Most commonly sprinkler water hitting metal, fertilizer with iron in it, patio furniture legs, or something metal left sitting on the concrete. Battery acid and certain cleaners can also leave rust-colored staining.

Can you get oil out of my garage floor or driveway?

Fresh oil usually responds very well. Old oil that has soaked deep into the concrete is a different story. We use products designed to pull oil back out of the surface, but a stain that has been there for years may never fully disappear.

Is this the same as your regular concrete cleaning?

No. Regular concrete cleaning uses a surface cleaner and handles dirt and organic buildup across the whole slab. Rust and oil work is spot treatment with specialty products. Many jobs benefit from both.

Do you offer rust and oil removal by itself, or only as an add-on?

Both. If a spot treatment is all you need, we will do that. If the driveway would benefit from a full clean around the treated area, we will tell you and give you the option.
